As a Realtor that has lived in Southwood from the beginning of the development, I am asked why I like living in Southwood from colleagues, clients and friends. I do work and sell in all the neighborhoods around town; I can see the pros and cons of each and can evaluate the financial aspect of the different communities. However, my answer is very simple to this common question. I love my community, my neighbors and this is the best area for my husband and I to raise our children.
Over the years, I have seen the neighborhood develop from phase up until now and watched the amenities develop, go through the housing bubble and the bust and watched it grow into what it is today. But mainly I tell people that there is no other neighborhood in all of Leon County similar or that even comes close to the so many reasons why Southwood is the best community for my family.
There aren’t many master planned communities that have the variety of price ranges and housing types as those that Southwood offers. From $150,000 to over a million in price points, townhomes, garden homes, zero lot line single family homes, and 1/3 to over an acre home site in the form of custom or spec homes. The diversity appeals to many demographics. The convenience to work is great for professionals. The amenities & art of living planned activities draw in the families. Also the low maintenance yards attract the retired. But all of the aspects are enjoyed across the board by all of the residents.
With over 3,300 acres in the development, 1,000 plus acres is dedicated to green spaces, lakes, ponds and wetlands. The green spaces include parks, nature trails, water features, a butterfly garden, a community garden, tennis courts and a community pool. Although some of the home sites are on the smaller side, the idea behind that is to offers such amenities in the common spaces so to get people outside of their homes and utilize the awesome features as a community. Not to mention there is a charter, public and private school in walking distance to most homes, along with 2 day-cares/pre-schools.
The unique ability to walk to our Town Center for breakfast at Canopy or enjoy a margarita at El Jalisco, get a quick manicure or to workout without excuses that it is too far, is by far one of the special features to our neighborhood. Not to mention a great place to host the Halloween and Christmas community parties. I haven’t seen another community anywhere with the rare planning aspects allowing for garage sales, book clubs, bingo night, tennis clinics, food truck night, pre-school play groups and so much more. Not to mention the best neighborhood for trick or treating.
Our golf course has been acknowledged in many magazines with some of the top accolades and awards. It also offers some of the most beautiful topography with rolling hills, century oak trees, lakes and open pastures. The Plantation House cottages are available for rental when family comes to town or someone wants a golf weekend with friends.
I could go on about the Publix Shopping Center, many State Offices within the area, a few apartment complexes, medical offices, banks and a pharmacy. However, the best things our family has benefited from this community is that this is a place where neighbors watch out for each other, kids are growing up in an environment which could mimic that of the Truman Show, and the life long amazing friendships we all have created that will continue throughout our lives.
