My husband and I purchased our first home for our growing family a few years ago. We had our hearts set on something that was move in ready and that we could eventually make our own. Our budget was tough and trying to find a home that was remotely move in ready, just wasn’t cutting it. We simply didn’t have the means to put thousands of dollars into repairs and updates that most of the homes we saw so desperately needed. Thankfully our Realtor told us about a renovation home loan that allowed us to have the additional funds for repairs & updates rolled in to our purchase price. This was a game changer for my family and it gave us a new direction. We found our home under budget which allowed us to do the repairs and updates that needed to be done.
If you’ve ever updated your home, you know how easy it can be to go WAY over budget, we needed a plan! It was important to us to have a more efficient home so we started by replacing all the windows. Once our new energy efficient windows and sliding glass doors were installed it changed everything. Our home finally felt secure and our new windows brought quietness that was invaluable and still is to this day. Next, came the lighting. We had recessed lighting installed in rooms that had none and had a ceiling fan taken OUT of the kitchen! We’ve continued to update our light fixtures piece by piece helping us to budget and find pieces that are unique and perfect for our home. My favorite part of our renovations was shopping for our beautiful wood floors & granite counter tops. When we purchased our home, it had carpet throughout and having our dog, plus a child on the way, we knew the carpet had to go! We selected a dark wood flooring with a beautiful hand scrapped distressed look, perfect for my light bright walls and fresh new windows. Then came time to make a selection for our kitchen counter tops, I never thought I’d have a chance to pick out my own SLAB of granite. Shopping locally for granite was the best decision and we found the prefect piece!
We continue to improve our home little by little, we just recently had the exterior painted and now we have big plans for our bathrooms. If you find yourself hunting for a new home that seems just a bit out of reach, I’ve been there and I am thankful I spoke with one of our local lenders that specialize in renovation loans. We have a circle of great lenders here in Tallahassee and it would be my pleasure to connect you with one of them so together we can help you find a home. Call me, this could be the opportunity you’ve been waiting for!
